About Me

WITH OVER 40,000 OF REAL ESTATE AGENTS IN HOUSTON, HOW DO YOU CHOOSE THE RIGHT ONE?   Buying or selling a home is likely to be the biggest transaction of your life so the value of a deeply experienced real estate agent cannot be emphasized enough.  Here are some suggested questions to ask together with how I would answer them.

  • HOW MANY YEARS HAVE YOU BEEN IN REAL ESTATE AND WHY IS THIS IMPORTANT?   I'm going on 20 years in this business and have transacted in hundreds of millions of dollars in real estate.  What we learn in real estate school is maybe 1%, at best, of what you actually need to know.  This is a classic business of "you don't know what you don't know".  There's a perception real estate is easy.  It is not.  There is no substitute for actual, on the ground experience accrued over decades.  Every sale is different and presents different issues, problems to be solved and opportunities.  20 years of that depth and breadth of knowledge is an invaluable asset to clients.
  • SO HOW EXACTLY DO YOU HELP SELLERS?    In a number of ways.  One.  I market homes, not just sell them like a commodity.  I have a marketing background and the 4 P's of marketing are as true today as they ever were.   My entire marketing strategy is based off these with the results to prove it.   Strategic pricing, market positioning, product preparation and promotion must work together because buyers have choice.  And you want them to choose YOU.        Two.  I know your buyer.   I only list in several neighborhoods so I know those markets inside out.  I work with buyers in those neighborhoods so have first hand knowledge of what your buyer is looking for and what they will pay top dollar for.  Or, what they may discount your home for.   Three.   I help my sellers prepare their home to be the best version of itself and to appeal to the widest possible range of buyers.    Because this is what will net you the best outcome.       Contact me for my Seller Guide.
  • HOW DO YOU HELP BUYERS?   In a number of ways.  I specialize in certain neighborhoods so I know those markets inside and out.   This is key for my buyers because I know what it takes to compete to secure the home which includes winning in a multiple offer situation.   Working with sellers in these neighborhoods, I know what they want and what they worry about so I help my buyers craft an offer which I know will appeal to a seller in this current sellers market.  And it's not always about price.  I am extremely well networked and often know of homes coming on the market before they go live.  I'm also extremely candid.  I care about your equity growth and if I think the home you have your eye on is a money pit or not good for resale, I'm going to tell you.    The bottom line - I make and save my buyers money.   Contact me for my Buyer Guide where I go into detail about how I can add tangible value to your home purchasing experience.
  • WHAT MAKES YOU DIFFERENT TO OTHER REALTORS?  One.  My experience.  I rank in the top 50 agents in Houston for sales volume, the top 250 in Texas and the top 1% nationally.   This basically means I've helped buy and sell A LOT of homes!      Two.   My hands on approach.  I purposely don't have a team.  When you hire me, you get me.  When spending this amount of money on commissions, I firmly believe you should be working with the person you wanted to hire and not their assistant.   Three.   My marketing budget.  My marketing budget is close to $100,000 a year.   When selling a home, I pay for staging, photography, video and all other marketing.   To make money, you need to spend money, so I invest in my listings and get fantastic results for my sellers.  When paying the commission you are, I believe you should expect nothing less than a vested agent.    Four.   I project manage the home preparation, everything from full remodels to some light occupied staging.  This can take anything from weeks to months.   I have a terrific network of contractors which my clients benefit from.   Taking this work off the shoulders of my clients is a significant value add.  
  • WHAT AREAS OF TOWN DO YOU WORK IN?   I live in West University so work there, Bellaire, Braeswood, Rice Village, Southgate, Southampton, The Medical Center, River Oaks, Upper Kirby, Montrose, Rice Military, The Heights, Tanglewood, Memorial, Memorial West and Briargrove.  If you are looking in another area I will refer to you a neighborhood expert. 
  • ARE YOU A BROKER AND DOES THE BROKERAGE MATTER?  I am a Broker which requires a certain amount of experience and sales.   Agents are independent contractors and place their Licence with a Broker.  My Licence sits with Keller Williams.   I would always recomend choosing a Broker with not just a local presence,  but national and global reach.   Some brokerages don't operate outside of Houston.   That said, even within one of those Brokerages, the agents will vary greatly in terms of years of experience and depth of market knowledge.  So the individual agent and their track record matters FAR more than the Brokerage itself.  Brokerages do not have secret lists of buyers (as seems to be a common perception!)    Buyers can see any home and they don't tend to care who it's listed with but the agent you hire truly matters.
